Fire Protection Requirements within the fort ellis fire service area: Sprinkler Systems
The Gallatin County Subdivision Regulations specify the requirements for fire protection systems for new construction within the County. The Regulations grant the Fort Ellis Fire/Rescue Chief as the Authority Having Jurisdiction, standing in subdivision covenants for the purpose of enforcing all fire protection requirements in our Fire Service Area. Fire suppression systems (sprinklers and associated equipment) are required in most cases in subdivisions within Gallatin County (refer to your Homeowners’ Association Covenants for information specific to your subdivision). While sprinklers are not required for individual residences outside of a subdivision, their installation is highly recommended, particularly for those homes in the Wildland Urban Interface (WUI).
Per the Regulations, Appendix I, the developer/property owner shall provide Fort Ellis Fire/Rescue a 14-day written notice of intent to build a structure with a fire protection sprinkler system. A licensed Professional Engineer (PE) must design these systems.
In the past, Fort Ellis Fire/Rescue conducted required inspections/reviews with an in-house PE. Due to recent personnel changes, we no longer possess the technical expertise to do so. Effective July 1, 2024, Fort Ellis Fire/Rescue, as authorized by the Gallatin County Subdivision Regulations Appendix I, requires a third-party review by a PE. The developer/property owner must provide to the Fort Ellis Fire/Rescue Chief a written certification by a third-party PE (one not involved in the design or installation of the fire suppression system) that states the fire protection sprinkler system, and where applicable, fire alarm system, are installed and fully operational prior to an enclosure with sheetrock or interior wall covering insulation.
Third-party reviews are at the expense of the developer/homeowner.
The subdivider or property owner shall provide the Fort Ellis Fire/Rescue Chief with written certification by a PE that all fire protection requirements have been met prior to final occupancy. Occupancy shall be permitted only when all fire protection requirements have been met per the Gallatin County regulations.
Compliance with these requirements is overseen by Gallatin County Code Enforcement.
